This policy is only issued to landlords where a tenant has received a ‘Pass’ rated tenant reference from Keysafe Tenant Vetting via certain letting agents.
We do not sell this cover as a stand-alone policy.

The policy covers landlords for up to £10,000 of legal costs to pursue legal cases for damages or injunctions against tenants who breach the terms and conditions of their tenancy agreement.

Premiums

How much does it cost?

We provide our Landlords Legal Costs Insurance free of charge with every passed tenant reference obtained from Keysafe Tenant Vetting only where it has been arranged through this website or via an approved Keysafe Tenant Vetting Letting Agent.

You will be issued with a free legal costs insurance policy that is valid for a period of 6 or 12 months from the date the tenancy agreement commences depending on the length of your tenancy agreement and subject to the agreement starting within 60 days from the reference pass date and the tenancy agreement being for a fixed term no greater than 24 months. Where the tenancy agreement exceeds 12 months, it must contain a 12 month break clause.

You will also be given the opportunity to upgrade your policy to include Rent Protection cover.

Renewing your Landlords Legal Costs policy

We will write to you approximately 3 weeks prior to the expiry date offering you the opportunity to renew your legal costs insurance policy at a cost of £20.00 per tenant for 6 months cover or £30.00 per tenant for 12 months cover, depending on the length of your tenancy agreement. If you have upgraded your free legal costs insurance policy to include Rent Protection cover, the rating structure changes and the combined renewal premium is charged at £75.00 for 6 months cover or £120.00 for 12 months cover, charged per tenancy agreement not per tenant.

All insurance premiums quoted include Insurance Premium Tax (IPT) of 6%.

Upgrading your policy to include Rent Protection

Once you have received your free legal costs insurance documentation, you may upgrade your policy to include Rent Protection cover.

Please note that you can only upgrade your policy within the first 30 days after commencement of the initial tenancy agreement.

More Information

The Rent Protection upgrade will cover you for rent arrears owed by tenants defaulting on their agreement. The policy will pay out based on the monthly rent amount stated in the tenancy agreement subject to a maximum indemnity of £2,500 per month and no more than £10,000 for any one claim. The first month rent arrears are not covered by the policy, this is the excess.

The policy ceases to pay rent arrears when either of the following events occur first: the end of the policy, the end of the tenancy agreement, the £10,000 indemnity limit has been reached or as soon as vacant possession has been obtained.

How much does it cost to renew?

We will write to you approximately 3 weeks prior to the expiry date of your policy to offer renewal of your combined legal costs and rent protection policy based on the following current renewal premiums:

£75.00 for 6 months
£120.00 for 12 months

Renewal premiums for combined Legal Costs & Rent Protection Insurance are charged per tenancy agreement NOT per tenant and replaces the renewal charge of £20.00/£30.00 per tenant for legal costs insurance only.

Making a claim

How do I make a claim?

Our aim is to provide an excellent claims service at all times. Subject to your claim form and supporting documentation being submitted to the claims team within 45 days of the insured event, the legal team will take over and attempt to resolve the issues with your tenant(s) or arrange eviction proceedings if necessary.

The insurer will decline any claim where the claim form and supporting documentation has not been returned within 45 days of the dispute / default.

The Insured or his agent should telephone 0844 770 1079. A claim form will be sent out by e-mail, fax or post within 24-hours. The claim form is required to be completed and returned to Arc Legal directly along with supporting documentation within forty five days of the insured event.

How did I get this insurance?

If you have received a free legal costs insurance policy then it means your letting agent has successfully referenced your prospective tenant(s) through Keysafe Tenant Vetting and they have an agreement in place for you to be issued with a complimentary legal costs insurance policy by Keysafe Insurance Services for a period of 6 or 12 months (depending on length of tenancy agreement). We also provide legal costs insurance complimentary where you have arranged your tenant referencing via this website and the tenants passed the reference.

- Our complimentary Legal Costs Insurance policy is only issued for tenants who have received a Pass rating from Keysafe Tenant Vetting. You will not receive any cover if the tenant(s) fail the reference.

When can I upgrade my free legal costs insurance to include Rent Protection?

You may only upgrade your policy to include Rent Protection cover (Section 2 of the policy wording) within the first 30 days after the tenancy agreement start date at a cost of £60.00 for 6 months or £99.00 for 12 months (premiums are charged per tenancy agreement, not per tenant and include 6% Insurance Premium Tax).

How much does it cost to renew?

The premium payable to renew your legal costs insurance is £20.00 per tenant for 6 months cover or £30.00 per tenant for 12 months cover.

Policies that have been upgraded to include Rent Protection are charged per tenancy agreement and not per tenant at £75.00 for 6 months or £120.00 for 12 months.

Will my legal costs claim still be dealt with after the policy expires?

Yes, as long as your claim was notified for an insured event occuring during the period of insurance, the insurers claims department will continue to pursue your claim accordingly subject to the terms and conditions of the policy wording. However, if your policy includes Rent Protection, the insurer will not pay out for rent arears after expiry of the policy.

Can I claim for legal assistance if my tenants vacate the property before expiry of the tenancy agreement without my concent?

Yes, subject to there being a reasonable prospect of recovery, the policy will pay for legal costs associated in pursuing tenants who have absconded mid-tenancy for rental payments due upto the end of the tenancy agreement or until the point when you have re-let the property (which ever occurs first).

Can I cancel my policy mid-term?

Yes, you may cancel your policy mid-term, however, the policy is non-refundable outside of the 14 day cooling off period where a premium has been paid.
